What Basic and Premium can look like
These are examples from Costa Rica and the Dominican Republic, shown whichever country you select. They are not adapted to your country.
Compact home: one bedroom, with extras
Private Jungle Casita With Pool, Puerto Viejo de Talamanca, Costa Rica
One bedroom and one bathroom
1,000 m² lot; living area not specified
Metal roof listed
Private in-ground pool; outdoor jacuzzi described in the listing
No garage listed; one parking space
A one-bedroom layout has fewer rooms than a large villa, but the pool and jacuzzi are additional amenities, not a Basic specification. The 1,000 m² figure is land area, not living area. This listing does not establish a construction cost or verified quality grade.
Villa in Punta Bonita – Las Terrenas, Las Terrenas, Samaná, Dominican Republic
Beachfront setting in Punta Bonita / Playa Bonita
Direct beach access described in the listing
Private in-ground swimming pool
Ocean and garden views listed
Three parking spaces; no garage listed
The pool, terraces and outdoor amenities illustrate extras that may sit outside a core house-build quote. The listing gives inconsistent room counts and area figures; confirm them with the seller rather than using them to calculate construction costs.
Property photos and listing feature data: SlideNDoors. Seller-supplied details checked on 14 October 2026; not independently verified.
These are not verified Basic or Premium grades, and there is no evidence either home was built at the calculated rate. Property sale prices are not shown and must not be divided by floor area to estimate a build rate. Construction cost figures above come from their own dated sources, not SlideNDoors.

These are indicative residential construction benchmarks, not quotes or property selling prices. Land is excluded. Sources were checked on 14 October 2026; publication periods vary and this is not a live feed.
Source scopes differ. Budget separately for land, professional fees, permits, taxes, external works, connections and contingency unless the source explicitly includes them.
Shown in each source’s quoted currency, with no live exchange conversion. Some markets use USD. Quality bands are not standardised: Cape Verde has one general range for both choices, and Curaçao needs a local Basic quote.
What Basic and Premium mean
Basic. Simple design and standard finishes. Basic does not mean reduced structural safety or exemption from building codes.
Premium. Higher-specification finishes and more bespoke work. Luxury villas, difficult sites and exceptional designs can cost more.
Wind, seismic and building-code conditions vary by site. Ask a local engineer or builder before relying on any figure.
Understanding house construction cost per square metre
What is the difference between basic and premium house construction costs?
A basic specification may use simpler finishes and standard fittings, while premium work may involve more complex detailing, higher-specification glazing, joinery or services. These labels are not universal standards. Compare written specifications and included work, and use the source notes above where only one quality tier has supporting data.
Does construction cost per square metre include land?
Do not assume that it does. Check each source’s scope for land, design fees, approvals, taxes, site preparation, utility connections, landscaping and pools. Many construction rates cover a defined building scope rather than the whole development. Record exclusions separately so that a low headline rate does not hide essential project costs.
How do I estimate house-building costs from the floor area?
Multiply the applicable building area by a compatible rate per square metre, then add excluded costs and an appropriate contingency. Confirm whether both the area and the rate refer to internal living space, gross floor area or another measurement basis. Do not multiply a house-building rate by the entire land area.
