Cyprus
Climate
Hot, often dry Mediterranean summers and wetter winters. Mountain areas have colder conditions; coastal humidity, salt and strong sunshine affect envelope durability and comfort.
Geographic hazards
- Earthquakes
Check the local seismic requirements, structural records and any additions. Unreinforced masonry and poorly connected infill should not be assumed safe because they look substantial.
- Heat, dry periods & wildfire
Shading, insulation, ventilation and reliable water supply are important. Rural and forest-edge plots need local wildfire and access checks.
- Coastal exposure & intense winter rain
Check exposed shorelines, drainage routes and slopes. Winter runoff, salt corrosion and waterproofing faults can be missed during a summer viewing.
Insects and rot
Inspect roof timber, joinery and concealed areas for timber-boring insects and damp-related decay. Ask a local specialist whether termite protection is needed. Leaking terraces, condensation and air-conditioning drainage can create moisture problems despite dry summers.
Best-fit building approaches
- Engineered concrete & reinforced masonry
An engineered seismic frame with properly detailed infill, insulated/shaded walls and protected coastal reinforcement can suit local conditions. Confirm the design and execution rather than relying on a concrete label.
Read the concrete & block guide - Engineered timber framing
Can offer a lighter, insulated alternative where locally approved and competently engineered, with wind/seismic connections, pest protection and fire-appropriate detailing.

Buyer checks
Confirm seismic design and legality of structural alterations.
Inspect terraces and roofs for waterproofing defects and salt-related corrosion.
Check summer overheating, water reliability, wildfire access and winter drainage.
Check a specific property
Print or save as PDF using your browser. Includes country guidance, official links and blank spaces for handwritten notes. No property details are saved.
These official resources help you ask better questions; they do not provide a parcel-level risk assessment. A map does not guarantee safety, and an unmapped or blank area does not mean no hazard. We do not assign automatic property risk scores.
- Collect the address, region/municipality, cadastral parcel reference and coordinates from the seller or surveyor. Check the map pin against the actual plot, not just the postcode or village centre.
- Open the relevant resource below. Where there is no address search, use coordinates, local landmarks or the named regional map sheet. Check the plot, access roads and evacuation routes.
- Read the legend, scale, publication date, model scenario and coverage. A “100-year” event is a probability scenario, not a promise of one event per century. Check current official warnings separately before visiting.
- Ask the responsible authority for the latest local study and restrictions. Give the findings to a qualified surveyor, structural/geotechnical engineer and insurer before relying on them in a purchase.

Water Development Department — geographic data portal
Authority: Republic of Cyprus, Water Development Department
Hazards: Flood hazard and flood-risk datasets
Coverage: Republic of Cyprus government-controlled areas; mapped flood-risk areas.
How to locate the property: Follow the link to the department’s geoportal, find flood hazard/risk datasets and locate the district, community or coordinates. Compare published flood scenarios and confirm the cadastral parcel with the district authority.
Limits: Floods Directive maps focus on identified risk areas, not every stream or runoff path. These services do not establish coverage in areas outside the Republic’s effective control.
Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.

Geological Survey Department — GIS and interactive maps
Authority: Republic of Cyprus, Geological Survey Department
Hazards: Geology, ground suitability and landslide context where available
Coverage: Republic of Cyprus; coverage depends on the geological study.
How to locate the property: Open the linked interactive GIS map, locate the community or coordinates and inspect relevant geology/engineering layers and their legends. Request the applicable ground-suitability or seismic microzonation study from GSD.
Limits: Some detailed GIS data require purchase or a request. Geological layers and live earthquake locations are not property seismic-risk assessments; missing landslide data do not establish stable ground.
Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.
Confirm locally — including gaps in mapping
Ask the district local-government organisation/municipality, GSD and Water Development Department for parcel-specific restrictions and seismic/ground advice. No comprehensive public parcel-level wildfire or coastal map was verified here; consult the Department of Forests/fire service and coastal planning authority. In other areas, obtain guidance from the authority actually responsible for the site.
