Buying and building in Dominican Republic.

Climate, hazards, building approaches and buyer checks for Dominican Republic. Choose another country to compare.

These are regional screening prompts, not live alerts or a parcel-level risk assessment. The best construction depends on site, engineering, maintenance, local codes and workmanship.

Dominican Republic

Climate

Tropical, with warm coastal areas, wetter windward regions and cooler mountains. Heavy seasonal rain, humidity and coastal salt affect maintenance; local topography makes a large difference.

Geographic hazards

  • Hurricanes & storm surge

Check wind design, continuous roof-to-foundation connections, window protection and surge exposure on the actual shoreline. Heavy concrete walls do not protect a poorly attached roof.

  • Earthquakes

Fault-related exposure varies. Verify seismic detailing, foundations and the effect of open ground floors or later alterations with a qualified engineer.

  • Flooding & landslides

River margins, steep terrain and drainage channels require local maps and ground advice. Check evacuation and access when roads or bridges flood.

  • Heat & dry-area fire

Assess shade, ventilation, water reliability and vegetation/fire access in drier settings.

Insects and rot

Check for termites and other wood-destroying insects with a local inspection. Humidity and roof or plumbing leaks can decay concealed timber and support mould. Inspect roof structures, doors, fitted joinery and soil contact even in masonry buildings.

Best-fit building approaches

  • Engineered concrete & reinforced masonry

Properly engineered reinforced masonry or ductile concrete can suit combined wind and seismic demands. Good reinforcement, concrete quality, roof connections and coastal durability are essential.

  • Engineered timber framing

A viable engineered alternative with wind and seismic connections, approved pest protection and a rain-resistant envelope. Verify local approval and realistic upkeep.

Buyer checks

  • Obtain parcel-specific flood/surge and local seismic information.

  • Review structural plans, roof anchorage and any undocumented changes.

  • Check wet-weather access, pest history and moisture damage.

Check a specific property

Print or save as PDF using your browser. Includes country guidance, official links and blank spaces for handwritten notes. No property details are saved.

These official resources help you ask better questions; they do not provide a parcel-level risk assessment. A map does not guarantee safety, and an unmapped or blank area does not mean no hazard. We do not assign automatic property risk scores.

  1. Collect the address, region/municipality, cadastral parcel reference and coordinates from the seller or surveyor. Check the map pin against the actual plot, not just the postcode or village centre.
  2. Open the relevant resource below. Where there is no address search, use coordinates, local landmarks or the named regional map sheet. Check the plot, access roads and evacuation routes.
  3. Read the legend, scale, publication date, model scenario and coverage. A “100-year” event is a probability scenario, not a promise of one event per century. Check current official warnings separately before visiting.
  4. Ask the responsible authority for the latest local study and restrictions. Give the findings to a qualified surveyor, structural/geotechnical engineer and insurer before relying on them in a purchase.

SGN — active geological processes map sheets

Authority: Servicio Geológico Nacional, República Dominicana

Hazards: Active geological processes and ground/slope context

Coverage: Dominican Republic; coverage varies by published map sheet.

How to locate the property: Open Mapas 1:100,000 and the accompanying Memorias. Identify the sheet containing the municipality and locate the settlement/coordinates; ask SGN for more detailed studies of the parcel.

Limits: 1:100,000 sheets are regional references, not parcel boundaries. They do not by themselves assess earthquake resistance, hurricane winds, flood levels or current slope stability.

Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.

Confirm locally — including gaps in mapping

No reliable complete public address-level flood/surge, wildfire or seismic map was verified here. Ask the ayuntamiento’s planning office, Defensa Civil/COE and SGN for municipality-specific flood, cyclone/coastal, seismic and landslide studies, evacuation routes and land-use restrictions. Take the cadastral plan and coordinates and commission a local structural/ground assessment.
