Buying and building in United Kingdom.

Climate, hazards, building approaches and buyer checks for United Kingdom. Choose another country to compare.

These are regional screening prompts, not live alerts or a parcel-level risk assessment. The best construction depends on site, engineering, maintenance, local codes and workmanship.

United Kingdom

Climate

A temperate maritime climate with frequent rain, windy exposure and regional differences in frost, snow and summer heat. Upland, coastal and sheltered urban locations require different detailing.

Geographic hazards

  • River, surface-water & coastal flooding

Check the relevant national flood service and local drainage records. Basements, low ground and access roads can flood even where no river is visible.

  • Wind-driven rain & winter storms

Assess roof fixings, chimneys, flashings, cladding and exposed elevations. A wall can be structurally sound but still admit persistent rain.

  • Ground movement & coastal erosion

Clay shrink–swell, settlement, mining history and unstable slopes are location-dependent. Exposed coasts may also face erosion; obtain local information and surveys.

  • Heat, cold & rural wildfire

Summer overheating can be important in poorly shaded homes, while frost and snow affect exposed areas. Check local heath/woodland fire exposure where relevant.

Insects and rot

Persistent damp can cause wet rot or support dry-rot problems; wood-boring beetles may also damage timber. Inspect roof voids, suspended floors, joist ends and leaks. Correct the moisture source rather than treating only surface staining or insect holes.

Best-fit building approaches

  • Insulated masonry & brick assemblies

Insulated cavity-wall or other well-designed masonry assemblies can suit the climate when rain resistance, damp-proofing, drainage and foundations match the exposure. Brick alone is not a damp barrier.

    Read the brick guide
  • Engineered timber framing

Engineered timber can be equally viable with a drained external envelope, airtightness, ventilation and controlled condensation. Keep structural timber separated from persistent moisture.

    Read the timber guide

Buyer checks

  • Use the appropriate England, Wales, Scotland or Northern Ireland flood and local ground information.

  • Survey damp, timber floors/roofs, drainage and any structural movement.

  • Review insulation, ventilation, summer shading and the legality of alterations.

Check a specific property

Print or save as PDF using your browser. Includes country guidance, official links and blank spaces for handwritten notes. No property details are saved.

These official resources help you ask better questions; they do not provide a parcel-level risk assessment. A map does not guarantee safety, and an unmapped or blank area does not mean no hazard. We do not assign automatic property risk scores.

  1. Collect the address, region/municipality, cadastral parcel reference and coordinates from the seller or surveyor. Check the map pin against the actual plot, not just the postcode or village centre.
  2. Open the relevant resource below. Where there is no address search, use coordinates, local landmarks or the named regional map sheet. Check the plot, access roads and evacuation routes.
  3. Read the legend, scale, publication date, model scenario and coverage. A “100-year” event is a probability scenario, not a promise of one event per century. Check current official warnings separately before visiting.
  4. Ask the responsible authority for the latest local study and restrictions. Give the findings to a qualified surveyor, structural/geotechnical engineer and insurer before relying on them in a purchase.

  • Map portal

England — check long-term flood risk

    Authority: Environment Agency / GOV.UK

Hazards: River, sea and surface-water flooding information

    Coverage: England only.

How to locate the property: Start the service and enter the address/postcode, then check the map location and causes of flooding for the plot and access road.

Limits: Area-level information cannot predict whether an individual property will flood. This is not the separate flood map for planning, and it does not cover the other UK nations.

Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.

  • Map portal

    Scotland — SEPA flood maps

    Authority: Scottish Environment Protection Agency

Hazards: River, coastal and surface-water flood scenarios

    Coverage: Scotland only.

How to locate the property: Choose the long-term flood-risk service, search the location and inspect each source of flooding. For development, also consult the separate future/planning maps and council flooding team.

Limits: These are modelled area scenarios, not live warnings or a property guarantee. Local authorities can hold more detailed information.

Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.

  • Map portal

Wales — flood risk by postcode

    Authority: Natural Resources Wales

    Hazards: Area flood exposure

    Coverage: Wales only.

How to locate the property: Follow Check your flood risk by postcode, enter the postcode and identify the property on the map. Inspect relevant flood sources and ask the council about local drainage.

Limits: Postcode/area results are not a building assessment or the current warning status; use the separate planning map for planning enquiries.

Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.

Northern Ireland — Flood Maps NI access

Authority: Department for Infrastructure / nidirect

Hazards: River, coastal and surface-water flood information

    Coverage: Northern Ireland only.

How to locate the property: Follow the Flood Maps NI link from the government page, search the address or coordinates and compare the relevant scenarios for the parcel and access road.

Limits: Model coverage and resolution vary. Request local interpretation from DfI Rivers; do not use England’s maps for Northern Ireland.

Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.

BGS — landslide database and GeoIndex viewer

    Authority: British Geological Survey

Hazards: Recorded landslides and geological context

Coverage: Great Britain; this dataset does not cover Northern Ireland.

How to locate the property: Open GeoIndex Viewer, enter the location and inspect the landslide layer. Ask BGS and the council for relevant ground-hazard reports and a geotechnical interpretation.

Limits: The public index shows known records, not all unstable slopes or property susceptibility. Detailed reports/data may need a paid licence. For Northern Ireland consult the Geological Survey of Northern Ireland.

Editorial review: 2026-10-14. Published edition [not-recorded]: Edition or layer dates were not recorded in the initial research; verify with the publisher. This is not a live status or property assessment.

Confirm locally — including gaps in mapping

Ask the responsible council/flood authority for coastal erosion, local drainage and ground/mining history, and the local fire service for vegetation/fire access. No comprehensive public parcel-level wildfire or seismic-risk assessment was verified for the UK; commission ground and structural advice where needed.
